If you’ve searched “how many BTU per square foot,” you’ve probably seen the number 20. It’s a handy rule of thumb for cooling — but it’s only a starting point, and it hides a lot. Here’s what BTU per square foot really means, where the rule works, and how to get a number you can actually buy from.
What a BTU is
A BTU (British Thermal Unit) measures heat. An air conditioner or heater is rated by how many BTU per hour it can move. Too few and the unit runs constantly without keeping up; too many and it wastes energy and leaves a room humid. Sizing is about matching the equipment’s BTU/hr to the heat your room gains (for cooling) or loses (for heating).
The cooling rule of thumb
For cooling, about 20 BTU per square foot is the common shorthand. A 500 sq ft space would land around 10,000 BTU by that math. It’s close enough for a rough gut-check — but it treats every room the same, which they aren’t.
EnergyStar publishes a more nuanced chart that maps area to capacity. It works out to roughly 33 BTU per square foot for tiny rooms, down to about 14 for large ones, with 20 sitting in the middle. That’s why a flat “20 per square foot” over-sizes small rooms and under-sizes large ones. Starting from the chart, then adjusting, beats a single multiplier.
The heating range
Heating varies far more than cooling because it depends heavily on climate and insulation. A common range is 30 to 60 BTU per square foot:
- Around 30 in warm climates,
- Roughly 45 in moderate climates,
- Up to 60 where winters are cold.
A drafty room with big windows and poor insulation sits at the high end; a tight, well-insulated room in a mild climate at the low end.
The adjustments that matter
Whether you start from 20 BTU/sq ft or the EnergyStar chart, the real accuracy comes from adjusting for the room:
- Ceiling height — the standard assumes 8 feet; add about 1,000 BTU per foot above that.
- Sun exposure — about 10% more for a very sunny room, 10% less for a shaded one.
- Insulation — about 10% less for well-insulated, 10% more for poorly insulated.
- Occupants — about 600 BTU per regular occupant beyond two.
- Kitchens — add about 4,000 BTU for the heat from cooking.
Don’t oversize
Bigger is not better. An oversized air conditioner cools fast, shuts off, and never runs long enough to remove humidity — cold and clammy, with a compressor that wears out from short-cycling. An oversized furnace has similar comfort and efficiency downsides. Right-sizing is the goal, not maxing out.
